Rimkus Consultant Contributes to 2025 Elevator Project of the Year

Rimkus’ Eric Morse was retained by BXP to assist with the elevator and escalator modernization of the Prudential Tower, one of Boston’s most iconic skyscrapers and its second-tallest building.

Awarded to Schindler Elevator Corp., this project involved modernizing 28 gearless elevators in an occupied, high-traffic building while seamlessly integrating new technologies with existing infrastructure to improve efficiency and passenger experience. 

The project also included the modernization and reconfiguration of three of the high-rise elevators to serve the newly added “View Boston” observation deck on the 50th–52nd floors, enhancing the venue’s appeal as a premier tourist destination. Additionally, three specialized elevators were installed to support observation deck traffic, with one located on the 52nd floor and two on the ground floor. Additional updates to the transportation system included advanced destination-based dispatching, regenerative drive technology, and advanced A.C. hoist machines to ensure reliable performance and optimum efficiency.

The project faced unique challenges, including working in a nearly fully occupied building where other elevators needed to remain operational, managing logistical constraints like disassembling oversized components for transport, and carefully navigating tenant-occupied spaces to minimize disruptions. Additionally, the project began at the onset of the COVID-19 pandemic, requiring strict safety protocols and meticulous coordination to stay on schedule despite unprecedented challenges.

The new “View Boston” observation deck offers stunning city views and an immersive experience, featuring advanced multimedia-equipped elevators that enhance the journey with digital displays of Boston’s skyline.

The seamless coordination of these modernization upgrades, while maintaining uninterrupted service to the building’s tenants, highlights the project’s outstanding execution and meticulous planning.
