Project Description: 5 Needle Firway is a 12 story TCH apartment, consisting of 137 units and a single level of underground parking garage. The attached row townhouses are 2-storey dwellings each with a sub-grade basement. Original construction occurred circa 1971 and Rimkus was contracted to do the Mechanical and Electrical design for a full-scale upgrade, breathing new life into this community housing establishment.
The comprehensive building upgrade focused on increasing the property’s energy efficiency, operational usability, increasing occupancy comfort, and occupant wellbeing. As part of our work, Rimkus first carried out a detailed investigation and testing feasibility phase. It was important for TCH to upgrade the façade of the townhouses and tower and Rimkus provided the mechanical and electrical provision for that work. There was also a renovation of ground floor amenity areas including community rooms, OU rooms, superintendent office and lobbies.
The full scope of the renovation included a new garage CO Detection system and garage exhaust fans, new heat recovery make-up air system, new variable speed domestic cold water booster pump, addition of new community hub, townhouse ventilation system, in-suite thermostatic control valves, and domestic water anti-scalding valve, new building automation system, heating boiler plant and domestic boiler plant upgrade as well as a full building lighting upgrades: in-suite, in common areas, and the parking garage.
