Rimkus provided third-party, on-site field observations (sometimes referred to as Project Advisory Services and/or Quality Assurance Observations) of the in-progress, building rehabilitation work at the Sage Condominiums site.

Scope of Project: 

Post Construction Defect Litigation:

Repair damaged framing in exterior walls, cover exterior walls with improved weather barrier and flashings, and re-clad exterior walls of 16 occupied condominium buildings

Services Provided: 

Initially, Rimkus worked with the Homeowner’s Association Board and their selected Contractor to establish a set of priorities for the repair of their property. From this priority list, the Contractor provided rough order of magnitude pricing and insight on the scope of work that could be completed within the Board’s budget requirements. With the scope established, Rimkus served as the Designer of Record in the development of Construction Documents necessary for permitting and to complete the project. Throughout construction, Rimkus conducted regular Quality Assurance Site Observations, participated in weekly progress meetings, and reviewed the Contractor’s monthly applications for payment.
