Background

Mr. John O’Connor has over 25 years of experience performing environmental site assessments (ESAs); asbestos, lead-based paint, and radon surveys; and other due diligence efforts throughout the United States. He performs environmental assessments of various types of commercial, residential, and industrial properties while completing regulatory and historical research and detailed analyses and offering technical opinions in written reports. Additionally, Mr. O’Connor has over 10 years of experience performing property condition assessments (PCAs) on commercial and multifamily buildings for various financial institutions, including surveying the physical condition of properties, identifying problematic and/or deteriorating construction materials and equipment, estimating repair or replacement costs, and projecting capital replacement costs. He has successfully managed single and multi-site projects encompassing a broad range of property types including multi-family, retail, office, industrial, hospitality, assisted living, and special use, and has performed over 1,000 dual-scope projects specifically for Freddie Mac and/or Fannie Mae.

In addition to his due diligence experience, Mr. O’Connor has extensive experience as an environmental professional specializing in performing subsurface investigations (including for soil, groundwater, and vapor), hazardous material inspections, abatement project management and oversight, indoor air quality investigations, radon consulting, and project management. Project responsibilities have included project proposal development, regulatory interpretation, management of technical support staff for environmental and asbestos projects, and preparation of technical reports.
