In your work on roofing systems, what is the issue you see most often that building owners don’t realize is developing until it becomes expensive?

Roofing requires maintenance and some manufacturers warranties may require documentation of repairs and maintenance. The roof can be leaking for weeks, months, years before the water breaching the interior and by then the damage is very costly. We design new roofs specific to your building and its usage. Too often we see roofing selection based on preference instead of functionality for the building. Condition assessments can capture repair and maintenance items early and lower costs.

Roofing condition assessments are critical for building owners planning capital expenditures .What factors determine whether a roof needs repair versus full replacement, and what do owners most often get wrong?

Different roof systems can have substantially different maintenance and repair requirements. It is essential that the life cycle and existing condition be factored into the decision to repair or replace a roof. If you have a $250,000 roof and it is at its life cycle end with a history of leaks and maintenance then it is likely time to replace it, deferring capital replacements can see yearly increases in replacement costs of 5-15% so to defer a replacement will cost more.

What is the most interesting case you’ve worked on that you can talk about without revealing client details?

We were called in to investigate a roof leak on a building where the client and contractor had been unable to identify the source. We sat down with them to understand what was happening and what had been done prior to our involvement.

Mr. Andrew Kuffner has spent 20+ years working in various trades in Saskatchewan, Alberta, and Manitoba. He has worked on renovation projects as a tradesman in relation to roofing, framing, rigid insulation, siding, and concrete tile roofing. He also has 10 years of relevant experience on roofing and building envelope projects, as well as construction reviews on projects across Saskatchewan and Manitoba.

Mr. Kuffner manages a team in Saskatchewan and Manitoba. He coordinates with Rimkus (formerly IRC Building Sciences Group) offices aiding them in servicing clients across Canada. He presently works on projects in Saskatchewan and Manitoba for various clients.
