The most common root cause of construction disputes that both sides often fail to recognize early is a breakdown in communication and coordination between stakeholders.
How has technology changed the way you approach structural engineering investigations over the course of your career?
Over my career, structural engineering investigations have evolved from time consuming hand calculations to more efficient and powerful computer-based design and analysis of load and structural modeling. In addition, AI has streamlined locating pertinent technical information.
What is the one thing every building owner should know about construction that could save them from a costly problem down the road?
The most important thing I have found that every building owner should know about construction is to implement proper planning before construction. This includes obtaining a geotechnical report prior to construction and to have a formal contract in place with the contractor.
Background
Ms. Anita Roe is a registered professional engineer in multiple states with over 20 years of diverse civil and structural design and analysis experience in both the public and private sectors, including residential, commercial, industrial, and municipal construction. Her building design experience includes the production and supervision of contract documents pertaining to education facilities, retail facilities, medical centers, private housing, and entertainment venues. In addition to structural design and analysis experience, Ms. Roe also has project management experience in the construction of structural steel, wood, concrete, masonry, and cold-formed metal buildings.
As a forensic consultant, Ms. Roe evaluates and analyzes residential, commercial, industrial, and municipal site issues that arise from damage due to severe weather, water intrusion, vehicle and tree impact, fire, and construction defects. Ms. Roe has experience in the evaluation of roofing installations including asphalt composition shingles, built-up roofs, cedar shingles, clay and concrete tile, metal panels, single-ply membranes, spray polyurethane foam, and wood shakes; exterior cladding/structure including adobe, masonry, plaster, stucco, metal panels, wood siding, and vinyl- and metal-framed window systems; interior finishes including ceramic/stone tile, carpet, painted/textured gypsum board, masonry, plaster, vinyl, and wood; balconies, decks, and canopies; slab on grade and raised foundation systems; basements; outbuildings; the general condition of structural elements; and the investigation of premises liability occurrences.
